Common questions before your walkthrough

Will my agent recommend renovating before we list?

Most good Dubai agents recommend it for any unit that has been on the market longer than ninety days, or any unit with original developer finishes. The math is simple. Twelve weeks of renovation cost less than four to six months of mortgage plus the price drops the listing will collect along the way. We are happy to talk directly to your agent during the walkthrough and align on what the comparable listings in your area are achieving post-renovation.

How do I price the unit post-renovation?

Your agent owns the pricing, but the data they need does not exist in the listing as-is. We send your agent the post-renovation photos, the comparable post-renovation listings in your building or community, and the time-on-market data. They typically adjust upward by ten to twenty percent depending on the scope. The walkthrough we run includes a scope conversation tuned to the price band you and your agent want to reach.

What if it does not sell after the renovation?

It will sell faster than it was selling before. We have not had a post-Alwan listing sit on the market longer than the comparable un-renovated unit in the same building. If your unit is the exception, the renovation still functions as an investment in the unit itself. Rental yield rises along the same logic. Most clients who hesitate on price drop early end up grateful they renovated first.

How much does a typical renovation cost?

An apartment refresh covering paint, lighting, one bathroom, and floor refinishing typically starts from AED 80,000. A full apartment with a kitchen and two bathrooms is in the AED 180,000 to 300,000 band. A full villa scope is AED 500,000 upwards depending on size and finishes. We send a fixed-price scope within forty-eight hours of the walkthrough, no estimates that drift.

How long does the renovation take?

Twelve weeks is our standard timeline for an apartment-scale renovation. Single-room scope is six to eight weeks. Full villa is sixteen to twenty weeks. The timeline is fixed in writing before any work starts, with weekly milestones and a penalty clause if we miss it. We almost never do.

Do you handle the staging and photography on handover?

Yes. The renovation scope includes a one-month staging rental and one professional photography session on handover day. The staging matches the post-renovation aesthetic, not a generic warehouse set. Your agent gets the photo pack the same morning we hand you the keys.

What if I already moved out and the unit is empty?

That is the simplest scope for us. We start the day after the walkthrough scope is signed. If you are still living in the unit, we sequence the work so you can stay until week eight or nine, then move out for the last three weeks while the staging goes in.

Can you renovate just one room instead of the whole unit?

Yes. Single-room scope is common when the rest of the unit is in decent shape but the kitchen or master bathroom is dragging the listing down. The walkthrough tells us which room is the actual bottleneck on viewings, and the scope can be narrowed to just that.

What does the walkthrough cost?

The walkthrough is free. Yazan visits the unit, listens to the listing situation, and sends back a written scope and fixed-price proposal within forty-eight hours. No high-pressure pitch, no surprise call.

What happens after I submit the form?
